Liberties House Awarded BREEAM Excellent Rating

Liberties House, the landmark co-living development on Cork Street, Dublin 8, has achieved a BREEAM Excellent rating. Liberties House officially opened to residents in September 2025.  

Liberties House was built on the former Old Glass Factory site in the Liberties, in a joint venture between Grayling Properties and European private equity investor Crossroads Real Estate. BREEAM is an independent global sustainability assessment method that measures the environmental performance of buildings across categories such as energy, transport, materials, ecology and management. Liberties House received scores of 100 per cent in both the Transport, and Land Use and Ecology categories.

Aoife Gaffney, Director of Property Management at Grayling Properties, said: “Our priority from day one was to deliver a development that meets genuine sustainability benchmarks and supports long-term urban regeneration. Achieving BREEAM Excellent is a significant independent validation of that approach.  

“The full scores in transport and in land use and ecology reflect strong performance in areas that are central to urban sustainability and modern city living: connectivity, mobility, environmental management and the responsible use of previously-developed land. We can see first-hand the positive effects on Liberties House residents, who benefit from a well-connected, thoughtfully-designed building that supports everyday wellbeing and community.”  

With C + W O’Brien as architect and Concrete Amsterdam overseeing interior design, the development comprises 377 private bed spaces. Residents have access to a broad suite of shared premium amenities designed to support community living. These include a fully equipped gym with programmed classes, a cinema, twenty four hour concierge and security, private and shared coworking spaces, a rooftop terrace with panoramic views across Dublin, a yoga studio, games room, resident lounges, a café, and MasterChef-style kitchens for hosting friends and family.

Under the BREEAM International New Construction V6 standard, the project was assessed by Catalyst and certified by BRE Global on 11 November 2025.

We collaborated with Sean Atmos, a multidisciplinary artist and designer from Dublin, to provide murals for the walls in Liberties House

Ode to Weaving is a series of tapestries honouring the history of weaving in the Liberties in Dublin 8. Hanging in Liberties House on Cork Street, the pieces were created in collaboration with Botany Weaving Mill, based less than 500m from Liberties House.
